We closed on our house this morning!
I have a yard again! A fireplace! A room that we hope will be a nursery before too long!
This is why we bought in the city. If this same house was in the suburbs it would have been way outside of our range. But it's in a great neighborhood. In fact,it is an historical preservation area.

I am in seventh heaven right now!

Nice digs! I'd ditch the awning though. lol Unless you are planning on selling fruit in your front yard.

I agree about the awning. The realtor explained that the previous owners had it put up because the sun is so strong in that window. We will probably take it down after we get central air put in, but since we are in an historical district, that requires a special permit and it may take a while to get it.

I hope you dont have your mortgage sold to Homeside Lending out of Florida.......incompetent nitwits!!!!!!!!!

I whent and looked at it agin. Is that a front pattio?? If so, why not frame it up and put on a roof. Then it would be a front porch.

I can see how you'd need a permit from the building codes dept. to install HVAC by why or better yet HOW could a Historical Dist stop or prevent you from doing this?? Is this home in New England some where??

No, it's not a patio. There is a nice patio in the back however.

It's in Detroit, in what is called the Boston-Edison Historical District. The problem with putting in air is just that you can't have one of those big outside units sitting out in plain view of the neighborhood. We have a place to put it, so it's not a problem, but they just have to approve the plan, and they are notorious foot draggers.

You pretty much just need to build an attractive box around it. lol (advice from someone living in an historic distric who has central air).
 
I like it. The awning, even with air, will help keep the house cooler. I like awnings, though. It gives another dimension to the house.

I really like the brick, too. Here out west, brick is the exception. I was always amazed when I went back east and saw all the brick.

I deal with obtaining permits all the time. Do you have a HVAC guy yet? If so will HE be the one to pull the permit or do you have to do this. Ask HIM not the zoning people. If says he can pull a permit, with OUT getting zoning involved then I would proceed with installing the HVAC instead of waiting on Zoneings Hist. Dist. people. they'll fuss and try to fine you when or if they find out but they really can't do more than that and it don't take much to fight there fine cause you are a Home Owner. GC, Developers are different!!!! We cen get nailled bad for doing that :)

We are thinking we may be able to landscape around it to hide it.

We might replace the striped awning with a solid color and install new hardware for rolling it up.

We haven't gotten nearly that far yet. But I appreciate your advice, and I will remember your expertise when the time comes. Thanks!

The little dormer is in the attic. But we have FIVE bedrooms. So in addition to the master Bedroom, we will have a nursery, a study for each of us to work in, and a guest room.
And there is a wet bar in the basement. I had better brush up on my hostess skills!

I'm sure it's possible. Just make sure there is still access for repair. Repair man get pissy if they have to squeeze through prickle bushes or bug housing plants to get to your machinery. lol
