Yeah, so I've been on a high for most of the week. School's going really well - I"m getting "A"s. I'm managing to balance my jobs and my school and everything pretty well. Even fincancially, I'd nearly dug myself closer to a prety stable place.

Now today. Shit day. Busy as a delivery stud, but damned if half my deliveries didn't tip me at all. Some ass called the store and said I flipped him off (I wanted to, since he was tailgating me and driving like a maniac, and ran a red light, but didn't). Been a long week, so I'm kind of tired.

And now I get home and see a note from my landlord. They're having financial problems and, though they didn't specify the exact reason, they want the place I'm renting back. I have 30 days. I'm going to talk to the guy tomorrow and see if I can get perhaps two months (and settle for 6 weeks), but this blows. It's going to be hell getting the cash together for a first month and security deposit, if it's possible at all, and dammit, I was just starting to get ahead!

Fuck, fuck, fuck.

Tomorrow's going to be better.

first.. did you pay a security deposit for the place you are living in now? If so, you should get that back.. that's a little towards getting you another place.

Jeez, Jim ... that's too bad.

You might want to talk to one of the lawyers on the board though ... you could probably buy a little time (and money) by taking advantage of the eviction regulations.

If they're having financial problems the only good reason for asking you to leave would be if somebody else has offered substantially more for the place. Sounds underhanded to me, but I suppose it depends on your lease. I'd be of a mind to say, "Sure, I can understand that, just give me my deposit now so I can put it down on the next place and I will do my best to be out on your schedule."

Now, if they're having PROBLEMS the odds are they don't want to pony up your deposit, of course, but since I don't buy kicking out a renter to solve financial problems I think it's worth a shot.

So sorry that you have to go through all of this. Were I you, I would contact a local housing authority to see what rights you have as a tenant regarding eviction. It might buy you a bit of time.

At least work and school are cruising for you. And, if worse comes to worse, perhaps a good friend will allow you to crash on his couch, the way mine did when I left my ex...which was about a month before I was laid off......

I know how it feels, buddy....it's like it never ends......

And we're supposed to tip the delivery ma.. stud? Are you talking about UPS/FedEx or like a courier? (I don't know these things, help me out!)

Shit. It's highly unlikely that you'll get an extended stay. I bet they'd love to get you out sooner so they could move in. You do have a few options. Look over your rental agreement and see if perhaps there's a clause about the landlord breaking the lease. You should be entitled to something.

However, you should demand your security deposit back immediately. Explain to them that they are forcing you out onto the street without a proper reason for eviction, the least they could do is supply you with the security deposit to rent a new place since a 30 day notice isn't nearly enough to come up with the money to rent a new place.

Other than that, you wouldn't believe how many rights a tenent has. Don't move, force them to take you to court over it, then move. They don't have a tenent checking thing in effect like they do check writing services.

The absolute first thing you must do is go see a lawyer that deals in real estate law. First consultation is free and most lawyers are happy enough to give some advice if they think they can't help you through the legal system. You MUST know your rights. Your landlord is going bankrupt and your security deposit is in danger of never getting back to you.

This shit just hit me on a day I wasn't ready for it. But life does underhanded bullshit like that, doesn't it? :)

I'll have to dig out my lease and see what's up. I have it, just didn't expect to have to refer to it quite so soon.

I can probably finagle the new landlord into waiting until I get my sec deposit back from these folks - that's normally not a problem. The problem is that I really liked the place where I am. It's a detached apartment, one room, with it's own bathroom and kitchenette. It's cozy and just perfect for me. I don't know that I'm going to find a place like it in the price range I can afford. That's the bitch of it - the place I'm in was just about perfect. Maybe perfect will be around the corner, but tonight, I'm a pessimist. :p

Oh, and I'm a part-time pizza-delivery stud. Tonight, those motherfuckers were just stingy!

Oh and sigh...what fun is a comforting hug if I can't grab some great butt? ;)

Damn, that's harsh Jazz. Only thing I can really think of to say is that life never deals out more than you can handle, even if at the time it doesn't seem like you can handle it.

I hope that you get it all sorted out quickly.
 
You're my fave pizza delivery stud, too. Get a better job, check the college, they usually have part time listings and you might get paid more, do something interesting with your major, and/or get nights and weekends off. Of course the perks of, er, "servicing" the lonely lady customers will be gone.
 
Aww Jimmie... I'm sorry things got shitty for you today.

Everyone gave some great advice. Don't be the nice guy on this one. Eviction is a process, not a note left on your door. Read your lease. If you choose not to contact a lawyer, at least do a net search for landlord tenant law in your state. Find out if your library has West Law (?) books, and look up landlord tenant law in them.

I wouldn't let the sec deposit thing go unless you can really afford to. I'd make sure it was in hand before I vacated or turned over keys. Otherwise you risk not getting it in time to get a new place.

Things will turn around for you, blessings in disguise and all that.
