So I have an idea I’d like to work on with a potential author.

It’s about a guy who has an unhealthy obsession with his friends girlfriend/ fiancee. But he knows he will never be able to get her himself. So he has the idea of getting a flatmate, looking for an alpha kind of guy who has more chance, which leads to him then trying to set them up, hoping to him taking her back to the flat so he can listen/ sneak a peek?

Yeah, that would be a good idea.
I'd go with a situation where his friend is very alpha and doesn't treat his girlfriend very well. Our MMC tries valiantly to show her that her BF isn't the right guy for her and she just dismisses the idea.
So our MMC decides to make the boyfriend look bad - by comparison. He asks out a local girl who has suggested before that they go out. They begin dating and he treats the girl like a queen. The other woman sees this and suddenly Jessie isn't looking so good anymore.

Maybe his roommate (Tom) lands a girlfriend and our hero is is love/lust with her. His roommate, instead of bringing her back to their place, moves out and spends all his time at her place.

So... he wants the girl, but doesn't think he can steal her away... so he finds a guy (Jake) that he thinks CAN steal her away and invites him to be his new roommate. Maybe he's hoping that, once the new stud beaks them up, he'll have a chance to pick up the pieces.

Jake, the new stud boyfriend succeeds in seducing her and bringing her back to their place. She pleads with him not to tell Tom. He gets off seeing her and Jake together, making out on their couch when she comes over... and listening to them fuck.

Maybe he even lightly blackmails her saying he won't tell Tom so long as she continues to walk around their apartment in her undies like the other night.

Maybe he even fesses up one night that he tried to set her up with Jake just to break up her and Tom so he could have her... and now... Jake and Tom have her and it's torture. She's flattered, but likes being with Tom and loves fucking Jake... so he'll have to be satisfied with getting the occasional peek of her in her undies in the apartment and jerking off to the sound of her with Jake.

She's surprised how much she enjoys knowing that every moment is a tease for him... and makes sure he catches her in her undies often.

Conversely to OP, this is exactly where my mind went.

As for the general premise, it's certainly interesting but too manipulative for something I'd really be interested in writing. Plus it's essentially a cuck angle, except the MMC isn't already in a relationship with FMC. It would also take a lot of work for MMC to manoeuvre things in such a way that it pays off, and only then it's for the possibility of a peak or being able to listen. The payoff doesn't seem worth getting invested in the story imo.

My highlights. So, in a nutshell, the idea is that he takes on a macho male flatmate who seduces the friend's GF. The objective being to indulge in this kind of voyeurism, right?

Well, for starters, I can imagine the flatmate being 'engaged' on a totally short term basis, to be ejected as soon as the mission is accomplished.

I can equally well imagine recording equipment being bought/hired in advance...

It could work but sounds a really roundabout way of tackling the "I don't stand a chance with her" problem. Maybe working out, cultivating good manners, tackling that acne.. ?

Maybe the idea gets no responses because the scenario is a bit construed. I see no appeal in this scenario.
I don't like the unhealthy obsession thing. I don't like the girlfriend being taken from the friend. I don't like this alpha-male myth.
Its a whimp who destroys a relationship and who is too pathetic to fight for the girl himself.
