Looking for a particular romance story

approximate bare-bones plot: man pays off the debts of a Hispanic (?) woman he meets at a strip club. He is working on an unfinished house he owns, and she starts to work for him helping with the house. They are falling for each other but he is reluctant. He eventually reveals that he has a terminal brain tumor and has a year or two to live. She decides to stay with him. Her mother is supportive of the relationship. They get married and are together until he dies (with the house still unfinished). The money she inherits helps put her daughter through college.
