California’s problems are rooted in terrible governance at the state and local level. Fucking mess. Plenty of things I still love out there, especially family and friends. To your list:

California. What’s not to love about its coast, desert, mountains, and rich history? Still love all that. Shame what’s happening to its cities and working class.

Nobody in California needs to be told about it’s soaring electricity costs, it’s back breaking income tax rates, it’s horrific homeless problem, it’s crumbling roads and highways, its sky high gas prices, it’s failed HSR project, it’s highest in the nation unemployment rate, or terrible schools.

Try living there.

A lot of people need to live in urban metro areas for work. One piece of advice I would offer to anyone in that situation is avoid buying a home within the city limits of a large city. Try to buy your home in unincorporated county areas, or at least a small suburban city. You’ll be less exposed to the dysfunction, decay, and high property taxes that are characteristic of large cities.

The main characteristic of real estate in US cities is that its value has appreciated enormously over the last 20 years.

Obviously you want to avoid those gains, stable genius.
