Story idea - old frumpy woman with a special B & B

I read a story some time ago that was very exciting but cannot find anything similar.....so here is the suggestion:
An older old fashion looking and dressing woman opens a B&B to cater to men who want to live out a fantasy of staying with an aunt, who "discovers" the boarder with pornograhic magazines in the guests' drawer and corrects his behavior, but also helps him live out whatever the subject of the porn is about (e.g. being nursed by older frumpy woman, being spanked..given an enema, domination, etc.)

B&B as a fantasy brothel, yeah! Gals (and guys) for every whim. All over 18, of course. And being a B&B, guests all breakfast together, maybe eyeing each other uneasily... or lustily.

Are the bedrooms soundproofed? Not the adjacent rooms setup for voyeurs, no. Those rooms could share a bath with louvered doors, easy to peek through and listen. Some rooms have bondage gear; others are decorated as kids' bedrooms for school-girl or -boy fantasists. Some are totally mirrored and/or blacklight-dosed and/or well-drained for watersports. How about the office, with a desk to bend the secretary over? And the oil-wrestling pit...

Where is the B&B located? Long Island, or Beverly Hills, or Maui, or Memphis? How about it's a chain / franchise operation? Travelers can hop between funhouses.
