And your accent sounds like you are trying just a little bit too hard! I only knew one person with an accent that pronounced, and she was from East Texas, so the accent was different. I think it needs toned down just a tiny bit.

Just received our property appraisal info from the county. Value up 36%!!! WOW!!!

Fortunately for tax purposes, the annual increase in taxable appraised value is capped at 10% per year. But still big tax increases the next several years.

Ten years ago we moved out of Austin, 20 miles away in Bastrop county. It appears that we still live close enough to Austin to be affected by its rapid growth and rising home prices. Argh!

OMG I think I'm in love! The Mexican Chocolate is simply amazing!!! Sadly I bought the last quart at the store near us. The box says limited edition. How limited is it? You can only buy it this time of the year? If yes, I wonder how many quarts I can fit in my freezer....

I collected sales data (you need it for the previous year, not current sales data) and contested it. I managed to get a 23% decrease from our original appraisal. It was worth the couple of hours of work put into it. Good luck!

RE: Mexican Chocolate Ice Cream - I believe it should be available for 2 months, so it should be available through May and maybe into June. I am stocking up on this, and on the Poteet Strawberry, another seasonal favorite.

RE: Property Taxes - I am aware of the process to contest an appraisal. Unfortunately, I am also keenly aware of several sales on our street this past year. Remarkable prices. Several houses sold, all within a day or two of being listed, and all sold for MORE than the asking price. Incredible prices out here. Not at all surprised that the appraisals went us so much.
 
Here's a little tip I read somewhere - don't know if it works, but it can't hurt. If you put your carton of ice cream into a zip lock bag and close it up, it will stay soft.

Ice cream has the texture it has because of all the air folded in whilst it freezes, right?

Storing in a sealed, airtight container helps keep the air in the ice cream, even if it warms to melting point (think of opening a bottle of a carbonated beverage).

It's not an absolute proof against the texture changing/getting hard, nor will it prevent ice crystals from forming, particularly if the ice cream melts, but it will help.
