For example:

Though really, it could be anything. The main point is that roommate’s fetish or kink is something they wouldn’t readily admit to and it wouldn’t be easy to find someone to help with.

Ah, those "objects, situations and activities" can cover much territory, anything beyond a human's primary and secondary sexual features (gonads, asses, boobs). You suggest scissors and furniture. Interesting. How about a musical fetish where he must play or otherwise touch an instrument whilst fucking? Or a warthog must be in the room?

OK so I think this works much better if the roommate needs to help their friend. Maybe she is worried her friend is lonely or something. Yes, "SHE" because unless your going to write a gay male story this will do better.

This also might need be set pre internet. If your dedicated now you can probably find a guy to come do anything sexual if you really want to.

Maybe the roommate really wants to fuck construction workers, so the roommate keeps breaking things around the apartment for an excuse to find new handymen. Maybe the fetish roommate doesn't even really want this, she just can't stop herself as she sees the men working. Non fetish roommate is doing it just to mess with her.

Yeah, starting things pre-internet would be important, you could even up the ante by having the character with the fetish rather sheltered.

The "helper" character should have motivation other than "nothing better to do" as well. Why would she help her roommate with a fetish? Perhaps she's a student and recently finished a human sexuality class and is curious. Maybe she's off a rough break up, and misses the connection with someone. Maybe her roommate's lack of fulfillment is causing tension in the apartment, and helping her with her fetish is only way to get things back to a nice chill.

I don't think either of those fetishes are all that outlandish. I have seen porn were the guy cuts the clothes off of the woman. I have also seen people being used as furniture.

What I don't get is why a person who wasn't sexually interested in another person would go for the fetish.
