As a Real Estate Agent, some years ago our office gained a listing that the listing agent wrote up in glowing terms, including "wonderful tenants" and "great income opportunity" etc.
The price looked right, and I drove by and took a look. The price was right and it was in a decent neighborhood, and it looked like a chance to make a little money so I wrote up an offer at the listing price and submitted it, with a few provisions including a demand for a copy of the current lease etc.
There were a few items that needed clarification including the closing date and financing, but it went through with me assuming the current mortgage' I dfidnt gert a copy of the lerader - it was a verbal agreement between the previous owner and the current tenant, agreed to over a beer in a tavern or wherever, on the back of a napkin with nothing formally in writing.
This wouldnt do, and on meeting the tenant I made it clear that I intended to flip the house and resell it at a profit as soon as convenient, but that we needed to write up a written lease agreement.
The tenant and his wife agreed to buy it in a few minths, and we left it at thast, but a few mionths later, I called and tried to talk to the man and his wife kept stalling me and telling me he wasnt available.
Finally I directly asked her if he was still living there and she broke into tears and admitted that he had left her and gone off with another woman. That was a shock, because she was a doll. Tall and brunette, she was absolutely beautiful and they had two small children and she couldnt afford the rent.
So I made the payments on the mortgage, and went to see her. She answered the door and fell into my arms and told me she didnt know what she was going to do. Her job didnt pay well enough for her to live there and feed her kids.
Tilting her head up, I kissed her and told her that the rent wasnt an issue, and she led me back into the bedroom and paid her rent on her back, and I was in love.
Almost every day I stopped in after work and we had sex before I went home to dinner. On weekends I came over and worked in the yard to keep the place up, but that was only an excuse to be with her. In a rather private fenced backyard, we fucked on the grass several times but when her babies grew a little older we had to use a little more discretion, but that didnt slow us down.
It was a perfect arrangement as far as I was concerned, and the value was still rising every month
