how about a little exposition regarding why the ghost is stuck in transition? The reason must of course be sex related, leading to a series of trial and error scenarios to give the ghost the right sexual release to finally give it rest.

How about Jessica starts to like Maria, and has to get her out of trouble at work (or at the police station?) in order for Maria to keep the apartment. Similar to what happen with Maria's boss, but this time, Jessica would have to act on man, which she wouldn't usually do, right?
