Well some obvious ones are an isolated beach community which is entirely clothing optional.
Or, a place where having no under age children is mandatory. Having children visit must be set up in advance so the neighbors can plan ahead. All the buildings are entirely made of glass, but can be made opaque with the flip of a switch in those situations. A voyeur/exhibitionist mecca.
Or open marriages only. Residents are encouraged to mingle freely and parties at the rec center and pool are legendary.
Or, to push credulity further, the incest welcoming community.

Or all of it. At once. A freely sexual community to make Caligula weep for joy.
