On taking a Dominant role

I've been toying with an idea for some time now and I can't overcome a detail regarding it, most because I have zero knowledge about the thing.

General picture
In a mid 19th century setting, a man trusts his long time friend with taking care of his business and house after he passes away. However, he doesn't have the time to fill him in on everything he is required to manage and with several individuals putting up problems and deterring him from getting the full picture of the situation he was dragged in to, he only has a series of more or less enigmatic letters from his deceased friend for guidance.

Unknowingly, along with the more mundane series of responsibilities, he was left to care for a small private "harem", led by a very austere housekeeper, a dominant switch that refuses to give up her power and submit to a new master, even more to one who is reluctant to assume such role.

My problem/concern
I have zero experience when it comes to D/s reality.

How does someone takes on a dominant role? What can motivate someone to step up to such status regarding others added that there is another individual putting up "roadblocks"?

In my head, there has to be more than just the power rush and the "all powerful" easy sex thing to move on such kind of plot but I just can't put my finger on it, so to say.

Any help on this would be great. Feel free to drop a question if necessary.
