Background
Trisha Eastman......
(Trisha is 26 year old, white woman with a college education that allows her to do book keeping for several small businesses. She is pretty with blue eyes and short sassy blonde hair. She stands 5'6, weighs 97 lbs and has ample proportional curves for her fine trim body. Trisha is a bit of a prude and lack street sense. Her brain is mush and she's on the verge of a breakdown between losing her home, approaching bankruptcy, the loss of her own clients, her husband's ill health and the strains on her marriage).
(Robert is 28 years old white male with a college education that runs his own construction company. He stands 6'2 and weighs 178 pounds. Due to an unfortunate incident, he is paralyzed from the waist down, and recovering in hospital. Mentally he is fine, but emotionally he is a wreck between his health, the loss of his home, the rental mess and a strained relationship with Trisha(caused by the rental).

My (Trisha's) troubles started just over a two years ago, when my husband Robert Eastmen and I bought our first investment property. Being newlyweds I was really keen on the thought of buying this low rental property on the east side of town. My husband is a bit of a smooth talker and we pumped all of our savings into this "sure thing".
The first year was tight as we scrambled to meet our own mortgage payments while doing repairs on the rental property and then finally getting it up onto market. While working busily during the day at our full-time professional jobs, we worked many late nights and weekends to get the rental property into a "passable" state.
After four months of intense work and further investment (material and labor) we had the property ready for tenants. The problem though was that what we wanted to charge and what the market would pay were two very different items. The types of people I wanted to rent to - just were the type of people that wanted to pay $600 for a dumpy duplex in the east side.
As it turned out, we learned the rental property bordered on a red light district and in the wee hours of the morning there were often fights as the bars emptied and the pimps came to collect their proceeds. Of course, people from the area, they all knew it was a rough place - respectable types just didn't want the headaches of drunks, thugs, drug dealers, hookers and cops.
It took six months to actually rent the place and we settled on $450 per month. The downpayment was to be in installments of $50 a month added to the rent. The "charming" couple we ended up with were a real pair of losers.
The "man of the house" was named Teddy Greenville and his live-in girlfriend was named Alice Baker. On the application, they were honest enough as they explained they weren't working and collected social assistance to get by. After we had signed the lease, Robert and I made a point of having a coffee with them after we gave them their keys.
Teddy explained to us that he was glad to be out of prison and back with Tammy. He told us he had been busted for dealing cocaine and various assault charges. In an assuring tone, he promised us we wouldn't have any problems and that he was glad to be back in the neiborhood again. Teddy wasn't a big man - maybe 5'8 or 5'9 with scraggly dirty blonde hair and a unshaven face that gave him a rough look. His eyes were a deep steel blue color that looked invincible. He was muscular and wore faded ripped jeans, a dirty white t-shirt, an old jean jacket and construction boots.
Alice didn't talk much. She just wanted the keys and for us to get out. She was a tall woman of medium build and was probably 5'10 in height. Her hair was a brownish color with darker roots. She wore her hair down and was neither attractive or unattractive. She dressed in tight black leather pants, a pink halter top, with a jean jacket for added glass, and running shoes.
After our coffee, I simply had a bad feeling in my stomache. Robert had tried to reassure me that everything was going to be okay now that we had a tenant for the first unit. At least, it would stop the outflow of money and maybe the place had a chance of breaking even. At this point our savings were exhausted and we were borrowing extra from the bank.
---------------------------------------------------------------------------------
Alice and Teddy had been our tenants for six months when things went from bad to awful. Robert and Teddy had been arguing constantly over monies owed for rent and Teddy claim that there was work to be done on the unit. He had us in court for all kinds repairs and had accused us of sneaking into the apartment and doing things to their property. Of course we hadn't, but in the end, after more legal expenses we were ordered to stop harassing Alice and Teddy and to make additional repairs. So far after six months in the unit, Alice and Ted had paid us a grand total of $900 in rent. They had tagged us for $2800 in repairs - electrical upgrade, railings, fridge repairs, new furnace and new carpets. It was a nightmare - Robert was getting sick from the stress and it was affected me too and our marriage.
We were about eight months into the lease when Robert mysteriously was hopsitalized after trying to collect the rent. The police said it was a random beating, mugging and car theft. Poor Robert was put in intensive care and being self employed our stream of money began to dry up while new medical expenses started to escalate. I knew he'd be in the hospital for months and then rehab for maybe a year. They'd beat him so bad that I barely recognized him when saw him the morning after the beating.
Immediately, I figured it was Teddy and Alice. But I had no proof. I wanted my own revenge but the system was protecting them. I couldn't get the rent, I couldn't evict them and I could barely contact them for fear they charge us with harassment again. The system sure didn't seem fair.
After ten months I was in hopeless despair. Our family home was now sold and the monies went to pay medical bills and banl loans. My efforts to sell the rental property were in vain. No investor wanted to pay what I needed to cover the pruchase price and all the investments. The few that looked at the place were scared off by crazy Teddy and Alice. The upstairs unit was still vacant as Teddy discouraged potential renters by having a big german sheppard running lose on the property.
I had no choice when I finally decided, I'd have to move to the upstairs unit on the east side.
