I was just checking the Real Estate Ads in the local paper. I was looking for the two trailers near me that are for sale. Today I found both of them and was shocked.

The Trailer next door to me is an older unit, made in 1982. (Before the new ratings went into effect.) It is now up for sale for the low low price of $78K.

The other trailer, down the street from me is a newer model made in 2001. It too is a single wide and is going for $192K.

Both of them have a lot more damage than my place did when I bought it for $1K. What makes me curious is the prices being asked. My place is not so slowly being modified. The front room is finished and we have started on the middle section.

Our changes? We have replaced the flooring, ripping out the original flooring and replacing it. We ripped out the paneling and inspected the wall studs. (I had to replace three of them due to rot,) I also added studs using bolt in brackets. Now instead of a stud every 18 inches there is one every 9 inches. I also added firring strips to the studs and screwed the skin to the new studs. (Making the exterior even stronger.)

This will be done to the entire trailer. By the time we're done the place will be the strongest Trailer in Florida.

Oh I have also added Nor'Easter Straps.

I would expect those to be retroactively coded for evey dwelling in Florida.

You bought it for $1,000? Or is that a typo missing a gidit or two?

I just saw the other topic, didn't know yours was so old.

I'm still surprised at how little you paid for it. How much have you invested in improvements?

Yep paid $1K for it.

So far I have invested maybe another grand in supplies. (We won't even try to figure out the sweat equity. :rolleyes: )

My wife and I have been doing a hell of a lot of work on the place. This work can be broken down into two parts.

The first part is safety or structural work. We repaired the roof and several of the shutters. I am waiting for parts for two more shutters. We have repaired or replaced roof cables and put in several roof straps. (Nor'Easter Straps.) We have repaired several of the windows. We are also replacing wall studs and adding additional studs as we go. (Not to mention adding screw ins to the outer skin.) We are almost ready for the next storm season. (Well we won't be as ready as I want ot be until I finish doing the walls.)

The other part is the cosmetic work. This is doing things like replacing the flooring and the internal walls. There is a lot of work I want to do and I'll slowly get it done.

Okay, well this is too funny.

Today I got home to find a complaint had been lodged against me with the park. It seems my neighbor has complained to the management about my working on my place while he was showing his trailer.

It seems the basis of his complaint is that my ongoing work is driving down the price of his place. He registered the complaint in writing.

Now I have seen his place. I have seen the damage inside it, I have seen the warped and rotted walls. I have seen the damage to the ceilings and I have felt the damage to his floors. (He brought me in when I first started working on my place and asked what I thought.) To be honest I wouldn't buy his place, the damage to it is much more extensive than the damage to mine.

Now he complains about my working on and fixing up my place because it is diving down the price of his?

Strangely enough he didn't seem to complain when it looked like I was going to leave my saws out on the work table. (Unfortunately I did bring the saws inside later that evening.)

Nah, I'm seeing the words idiot and bonehead.

When I wandered over to the front office with the letter in hand I was informed about the written complaint. I was also informed that it was a complete load of Bovine Excrement.

I will of course continue working on my place.
