Particularly realtor associations/firms and how they operate?

In dc it is all business.
In south Jersey I messed around at the end of open houses more than once. and had a realtor lady that also did property management. When places were between renters that was where we fucked. Felt like I almost got lucky while setting up a shore rental a few times but never got it. While using a summer rental I got lucky a few times. But I had a much more adventurous girl friend back then too. We used to look for couples that looked like fun and try to seduce them. She was good. Even with me as bait. She would pretty much start a thought with “you can fuck my husband if I can fuck yours”. It was fucking only once. All the other success was a soft swap kind of thing. Trade partners for oral sex. I loved watching her work and licking a strangers pussy was as hot as fucking next to another couple fucking…. All made possible in someone else property. We’d never do that at home…

For one thing, Realtor is a trademarked name specifically of a registered member of the National Realtors Association, so is capitalized in prose. The generic version is real estate agent.

Realtor associations are usually state recognized entities licensed to market real estate either commercial, multi-family, or single-family dwellings. Typically, an association advertises real estate in a particular area, or city for instance.

To use the term Realtor you must be affiliated with a state licensed organization as someone noted in another post.

An association is frequently guided by elected members made up of brokers, individuals who own a Realtor firm, that pay to belong to the association. Generally, commercial and the other two are dealt with by different brokers - that is a broker is one or the other type, not usual to find a broker that markets both commercial and residential.

Brokers have agents that work for them. They belong to the Association as well. Brokers and agents, depending on the states they reside in, are bound by a written code of ethics they are supposed to follow or they can lose their licenses and can be subject to legal measures including monetary fines.

The association's publish the homes or commercial real estate submitted to them by brokers. It's a bit like a pyramid structure: an agent seeks out a person who wants to sell, submits the contract to the broker, who lists it with the association. Other brokers and agents see those private postings and submit offers from prospective buyers. And eventually it is accepted or rejected. If accepted everyone that touched the process gets a monetary slice of the commission.

Simple example: Listing at $100,000 with 6% commission. The agent finds the buyer as well and complete the sale (not generally the case). The agent and broker might split the 6% evenly or possibly a 60/40 split with the broker getting 40%. The broker gets money because he holds the broker license under the state terms. An agent get his share and not the whole amount - agents cannot list and sell real estate without a broker in most states.

THE ONE EXCEPTION - If you are an attorney in most states you can sell real estate without being a broker or agent! [Who do you think wrote those laws? :D
 
I am not very strong in matters of real estate, so this is also a difficult topic for me. However, the need for such knowledge arises quite often for me. What kind of story do you need such information for? Are you writing a story about it? If so, I would like to read it. Unfortunately, I don't have much knowledge in the real estate field, even if I would like to. This field is very vast but also very profitable. But I don't think I could handle it. I am good at and have a tangent with real estate: taking out mortgages and releasing equity. I'm good at this because I took care of these 2 a lot when I bought a house. Now, I have completed the equity release process with the help of Equity Release Cambridge, which means that I keep 100% ownership of the house. So, if you want to include this in your story, let me know.
