A fraternity rents out an upper room to an avowed lesbian. Rent is free, but in exchange she agrees to have sex with the Frat's girlfriends while the guy watches (strict no participating for the guy). Everyone gets what they want: she gets to introduce a stream of hot girls to the wonders of girl-girl sex, the girl gets a safe place experiment, the guy gets the porn show of a lifetime.

Lots of different scenarios and motivations could play out. The hookup happens just a after church services...etc

I can imagine that working well, until one of the girlfriends seduces the lesbian and doesn't share her...

Actually, that would probably be a good way to end a series of stories: Lesbian is seduced by one of the GFs, who doesn't want lesbian having any other GFs anymore. Frat BF tries to talk to the two of them, who wind up taking him and having a 3some, at which point the frat kicks the 3 of them out for failure to pay rent and acting against the interests of the fraternity. ;-)
