Looking for a story about a succubus and an angel....

Story starts out with a kid interrupting a sacrifice of a succubus, she's now apparently bound to him because he saved her. It's got a modern setting, it's got vampires in it I know, another main character is an angel who falls in love with the kid. There's also a wiccan involved later in the chain.

Read this story long ago and it's irritating the hell out of me that I can't find it again.

Let's see other details.... kid lives with his mother... sometimes the succubus fucks his mother and makes her think it's a dream... kid goes to college, chicks want to bang him because of the succubus.

Any ideas?
