Think of it like horsetrading; I say my stallion is worth a mint. You think I should be paying you to take the swaybacked nag away. Somewhere in the middle is where we agree on the value of my horse and that's what it's worth.

Real estate is no different. If it was every listing where the owner accepts an offer for less than the listed price would be a crime. Every downturn in the market would make everyone who sold or purchased at the higher market value a criminal who committed bank fraud.

So, you think your property is a castle, I think it's a fixer two-holer outhouse, and somewhere in between is where we agree on what it's worth. These days, to help us do that we have an expert property appraiser look at your place and value it.

Which is what Trump and the bank did and came to an agreement on the actual market value.


Unfortunately, what Letticia James did was a whole lotta different when she claimed that her primary residence was in Va instead of NY when she bought the property so she'd get a better mortgage rate. The same property, BTW, that her sister is living in while evading the police.

This is patently not true. A judge ruled that trump did in fact over value his property and was fined 350m or so for that. As with anything trump, he appealed and the court upheld his liability on fraud but voided the penalty deeming it excessive.
