Yeah, what was thinking (though I initially scrapped it since this wound up being a more comedic idea) was that he either had dealt with abuse in his own life or had a job where he experienced it second hand (like he’s a therapist or works at a DV shelter), so he’s worried about not only hurting his wife but being a hypocrite, with the story showing the difference between a healthy mutual fantasy and the nonconsensual stuff he was exposed to.

But since that’s a bit dark for the premise, I think him just being worried about hurting his wife while also crossing over with him being an overly polite person (like even though his wife loves dirty talk he clams up whenever he thinks about trying it) would work. It would still get the central idea across (that he should be talking to his wife and communicating with her about what she wants, what he wants, and establishing/exploring boundaries instead of just coming up with them on his own) but be lighter in tone.

There's something a little "too easy" about the couple happening to have such a neighbor and the wife happening to fall into the swing in the dungeon.

The interesting part of a scenario like this to me would be how it comes about that the husband, who has had these proclivities and didn't have any idea at all how to act on them, figures it out or finds the brass to dare to break the ice on this matter.

The neighbor is a bit of a deus ex machina which totally removes that entire conflict from the scenario.

I do like the idea of having a mentor to help the husband learn this stuff. That is a necessary part of BDSM skills development. I don't even mind that that person turns out to be a neighbor. But more effort on the husband's part to discover that connection and yield to that mentorship would make this idea more compelling to me, instead of having a mentor just fall into his lap as a lucky stroke.

That wouldn't even necessarily have anything to do with how polite he wants to be. I was raised with swear words being a huge no no. And once I became an adult and wanted to swear it was really hard to force myself to spit them out because my upbringing had conditioned me against it.
