I think this could work as a tongue in cheek story.
You and neighbor, who is a bit of a ditz, already have a friends with benefits relationship. Her niece is going to be moving in with her for a bit.
Niece is good looking but after she turned 18 she got addicted to porn. Parents sent her to aunt to try and reduce her time. But they forgot aunt is kind of gullible so when niece starts arguing she needs porn so she can prep for college and lists off all the things that can go wrong (including porn scenarios: “What if I get caught shoplifting and can’t suck the LPO off and I go to jail?”), aunt panics but instead of letting her watch porn, she calls you over,
Niece is intrigued (especially after you lie and say you’re her “step-uncle”) and while it’s a bit awkward, having the benefit of an eager 19 year old who wants to learn and not having to stop having sex with her hot aunt (though niece wants to watch) is pretty great.
Then one day niece suddenly goes “oh shit! What if I’m gay?” Aunt and niece freak out and they decide to have sex so they can figure out if they are gay (again, both of them aren easily panicked and ditzy) but they want you there cause all the porn Niece watched had a guy interrupting two girls having sex and it turning into a threesome
With your help niece gets an education though by the end you still feel she’s probably doomed, lol.
