I have been around trumps dealings since he bought Mar Lago in the 80's. Usually a contractor puts a lien on a clients property to ensure payment but the property has to sell first before you get yours. The trump family will sell everything else first before they lose Mar Lago. After not paying contractors for the work done on Mar Lago contractors now demand their money in advance. It is the same way with him in New Jersey. trump is a deadbeat that's why he goes through lawyers like candy.
