If it were to have BDSM type play i would hope for a centrally located bedroom within which to play because the loudness might seep through to the next apartment if not ......also it would have to have strong supports and beams if possible so one might be able to tie or bolt to without tearing up the ceiling to get to the support structure........and wall to wall carpeting with padding for my knees

Thank you dragonlace...Those are very good things to think about...I had not thought about centrally locating the bedroom but can see definate reasons why it would be beneficial...a nice secure cupboard big enough to make a cage could also be something to think about!

A lovely large bathroom with special amenities such as:

large shower separate from tub (so that there is room for the sub to take care of showering Sir properly)

extra deep/large tub (for those times when Sir wishes to soak or when sub needs a soak herself , or they wish to share.

double sinks, plenty of room for all the various accoutrements of both Sir and sub

separate commode room

Beams are a plus, but if I don't have them at least there's room for free-standing furniture.

Either that or a place that's decorated like a 30's shanghai cathouse, lots of mirrors and vanities for the little girlymen.

would not consider an apartment. one warehouse in warehouse district. one welder and lots of iron to work with. yes it would have bathroom and all other amenities. just do not forget the iron, lots of iron.



just a side note, given if you live in an apartment. we would not have open or closed play parties where we live.

Not to be a party pooper but bedrooms almost ALWAYS have to have a window for emergency egress in case of a night time fire. However ... a nice interior "office" would work.

I love the urban loft idea.

Lately I've been thinking about what sort of project to choose for my thesis (will be entering my last year of architecture schooling very soon). Wouldn't it be a blast if I asked my advisor if I could do a residence for a bdsm couple. I wonder how the faculty would take to that idea (being mostly middle aged men located in the midwest). I'd be tempted to have a very open structure with columns and beams exposed

I would rather rent a house out in the country. It would be surrounded by trees and have a fenced in back yard. We'd have a hot tub outside. In this situation, we wouldn't have to worry about noise or nosy neighbors. We could also have the freedom to take our play parties outside when the weather is suitable (which is most of the year where we live).

Sounds good... you might be suprised about the profs, i know there are a few here that i wonder about at times now, just make sure you address the lighting, both passive and active!
