Is this a suggestion for a story? I could see things going several ways.
1) Nudist park for sale and when it is bought by a investor he finds out that there are many secrets hidden in the park.
a. He bought it to fix it up for his mother and after buying it he finds that all the residents turn out to be young fit people that (insert Fetish) because the park is built on the fountain of youth.
b. He buys it for the property value thinking he can turn it into something better only to find out that the people there are all connected to wealth in some way or another and he has to keep them happy.
2) Nudist park for sale is bought by a old man before his death and left to a younger generation.
A. The generation that inherit the park use it to build sex dungeon/ slut farm.
B. The generation that inherits the park find that the old man bought the park because it used to belong to the family and gives the owner the power to control the minds of anyone on the property.
ETC.... Depending on the fetish or target audience we can change up the story even going from a different angle where the residents of the park turn to being prostitutes, cam-models, porn etc in order to raise the money to buy the park for themselves.

New owner is a young-ish business type after the land and nothing else. They try to drive inhabitants off by making their life as miserable as possible, but nudists don't need comfort stuff, they just go increasingly native. The conflict brings notoriety and influx of new residents. For the owner's shock and anger a bunch of his friends and/or family converts too, probably as a result of failed envoy missions. Finally owner go in themselves for whatever reason, and get sucked in of course.
Optional ending: when owner decide to emerge back to civilisation it is discovered that the outside world ended anyhow. His tribe of nudists is all what's left.
