This one's a bit odd, but what if there was a magical pool house/tennis house on a family's estate. Who ever goes in is immediately attracted to the other person with them resulting in wild sex. The catch is when they leave they don't remember anything that went on in the house. So, example father and daughter go in, immediately they're turn on. After all is said and done they leave and don't remember anything. Little far fetched but it could be an interesting story.

A wayward warlock who laid the curse getting his rocks from watching? Does he sometimes sneak in himself, perhaps to "enhance" some girl on girl activities?
Or better perhaps, the wayward warlock laying the spell was a one time guest at the house, and did it to get the daughter without trouble. He just overdid the spell a bit or forgot to lift it before leaving.
Now it starts to wear off, gradually. (Or maybe, it's intended that way?) Or it may just become fuzzy, the effects or even the boundary.
Perhaps it's someone one in the family who is waking up for the debauchery going on in there. Perhaps a girl noticing the telltale signs she's been freshly fucked, again, but not knowing by whom or when or where driving her mad. Then some memories start to come back, a dreamlike impressions at first. A flash of hot action looking on the brother at the dinner table. An instinctive sexual caress given or received (or just observed) to/from someone seemingly unexpected but feeling so natural it's no doubt they had indeed been intimate.
Maybe the narrator works it down to the location eventually and sneak a camera in to confirm what's happening. Maybe watching it break the spell partially, in just that they don't lose their memory anymore, but still are compelled to participate, now questioning how much of that is their free will. Maybe they started to abuse the spell (especially if narrator is guy, it could be almost natural to invite strings of girls to the place, "just to test it" but I wouldn't be too surprised by a girl doing, well probably not exactly the same, but something similar, especially how guys wouldn't remember it thus it's "safe" fun with no potential reputation consequences).

I forget the name of the movie, but basically its from this I pulled the premise.
The poolhouse/tennis house has an effect on the people involved. So the owner, knows its happening, but not what, where, or how. So, he hires the seven or eight best detectives. They also happen to be the hottest as well. He hires them to come out and find them.

Investigators, cannot figure it out, but there is fun had by all.
Investigator figure it out, and the owner uses it to his advantage.
18 year old child of owner finds out about the plan, and changes the invites, so that their "crushes" are there, because they already know the what, where, and how.

One of the participants has to remember... you could make the so the first through the door is the one that remembers everything and they make a habit of bringing people into the place making sure they are first through the door. So now you have series of encounters with one constant character.
So, let's say the first through the door is the son of the people who own the place. He is with his girlfriend who has been a little standoffish and he finds that she is all over him if he brings her there. He discovers she doesn't remember acting like a slut for the three hours they were in there, yet he does. When he mentions what they did outside she slaps him and walks off in a huff.
The next day he brings her there again, the same thing happens. When she doesn't remember it dawns on him what is happening. Then he parades a bunch of women he want to have sex with though the place. Other girls on the block, some of the moms of the neighborhood, etc.
It could even go so far as he tells his closest buddies and charges them to use the place with their unwilling girls.

The obvious consequences are pregnancy and STDs from unknown sources.
