LFS: Where a mother and son move into a new house and the mother essentially becomes possessed and seduces her son.

I’ve been looking for it of course but no dice as I don’t know what the title is, author, when it came out, tags and so on. The story starts off with the mom begrudgingly moving her son from Chicago to a rural area. Their first experience in the house is catching a couple having sex in a bedroom. Long story short, the house has a history of mothers seducing sons and the whole story is the mother’s seduction of her son. Also, something about a necklace being really important.
