And better to be "under 5 miles from the Thames" then "5 miles under the Thames".

It would have to be a pretty catastrophic flood for someone to be flooded out by a river 5 miles away. If it got all that bad, London would be toast, soggy toast.

they're just near a tributary though, so fingers crossed all the same :)

Let's hope it doesn;t happen - they don't seem to have had any problems so far.
