Ok I have a 10 x 12 unfinished storage area in my basement, that I am thinking would make a great dedicated room for sex. I am trying to figure out what should be included in the room, or what features I should include. So far I am planning: drywall, drop ceiling (the rest of my basement has drywall ceilings) so we can mount things like our swing to the floor joists as needed, sound proofing, keyed locking door knob, and I am thinking about rubber gym mats for the flooring instead of carpet or hardwood flooring, also I am thinking of using 4 recessed lights in the ceiling connected via a dimmer. I am thinking of including a Sybian as a surprise for my wife.

What would you add to the design? What would be critical from a woman's perspective? What have I totally overlooked?

I have never worked on an adult playroom. However, while working with a designer many moons back (and whose cousin is a designer) there is one thing I can tell you - a simple, inalienable fact:

designing rooms for mutual enjoyment without the partner's input is grounds for divorce. At the very least, it will RARELY work well.

Unless you know your wife's preference, and know them well, I suggest that you at least talk to her about it, even if it's hypothetically (something along the lines of "hey, you know that room downstairs. Say we have the time and budget and etc, what do you think of a playroom?" and if she says yes, ask her how she would envision it).

An investment this big needs the acknowledgment of all parties involved.

I've seen many many many a fights over ill-designed man-caves and closets. It got pretty ugly.

ETA: 4 recessed lights is nothing and is not enough. You will need more - and I hope to Gods that you will get an electrician to link it up because they can be problematic. I suggest get track lighting including some recessed lights connected to multiple dimmers. In a playroom, you definitely want to more lights.

Isn't a room for sex somehow like a weekday for sex?

If I had a spare room, I would use it for something that I need room for, not for something that I can do anywhere and anytime. You know, if you make f.e. a home cinema room, nobody stops you from having sex there and watching adult movies....

Room ideas

I think very bright lighting is very much a guys view, and women would prefer softer lighting. Although a dimmer can adjust that as needed. I finished my last basement, and ran all the electric, lighting, etc myself. So can lights aren't beyond my scope, and with track lighting, well we'd have to watch how high overhead we swing the whips! (Just kidding about the whips, but you never know what the future holds).

As far as turning it into useable space, I already have a 14x20 theater, separate game room, bar, etc. I also have another storage room that houses the mechanical systems.

The main reason for a dedicated room, is so we don't wake up our children. My wife is very loud, and we want a room where we don't have to put things away after use. Things like a Sybian, Liberator furniture, swing, and other toys.

Also I have discussed this with my wife and she likes the idea, I was just looking for ideas from other people that have created a similar room, or have thought about creating a similar space.

Ooooooh. Sex room.

And 4 recessed lights in a room that is 10x12 is most likely enough. Part of that depends on wattage and ceiling height. But I'd say, put 'em on a dimmer.

Sounds more like a cell... What's wrong with the bedroom?

Well... I'm more of a BDSM girl; so I'd turn it into more of a sex dungeon. Chains, cages, restraints, but overall, it depends on you and your partner's tastes in sex...

I don't know what you're missing in the design but I have to say both my husband and I are incredibly jealous!! ;) I would add in some areas for restraints and places for storage of toys, whips, etc if you have an overabundance of them. But, I would pick a soundproofed sex room over a home theater any day! I can watch movies in the living room while my kids are present! If you need anybody to help test it out my husband and I volunteer!!! ;)

Bean bags are pretty versatile.
I like the idea of some strategically placed restraints (personal taste) and maybe a medical exam bed that has stirrups....

Decent storage facilities for current and future equipment. :) There's nothing sexier than tripping over all your toys. ;)

An aftercare kit, if that's needed, and a first-aid kit.
