Depreciation on rental property is half the point of investing in real estate. At one time people used it to shelter income from other Enterprises but at this point you can no longer depreciate on an accelerated basis so that you end up depreciating more than you actually make.
Depreciation is always been a great tax shelter.
In one sense though it's only shifting income to a different. But you can pretty much keep that going indefinitely with a 1031 exchange, so that you never end up having to pay taxes on the capital gains when you sell the depreciated property.
